PLYMOUTH The Plan Commission next talked for more than an hour about Ordinance 1396 also known as the City of Plymouth Zoning Ordinance during its monthly session, on Tuesday night.
Planned Unit Development (PUD) was the focal point of the discussion. The new ordinance didnt go over too well with a couple of members in the audience and a board member.
The proposed ordinance was tabled until the next meeting, so that some wording could be adjusted in the document.
The first matter discussed concerned Michiana Contracting, Inc., and its request for a Final Plat amendment of Neidlinger Park. Michiana Contracting, Inc. was requesting to combine four lots into three so that three buildings can be constructed. The commission moved to approve the final plat plan.
JGL, Inc., was the second order of business on the night. JGL Inc. has bought two lots at 1550 Pidco Dr. in order to build their corporate offices here in Plymouth rather than renting. JGL, Inc. asked for a Zoning Map Amendment to change the property from a D, Industrial District, to a LC, Limited Commercial District.
The difference between a D district and a LC district is the amount of set back. A D district must have more space between the road and the front and side yards. LC districts doesnt need to be as far from the road as a D district.
To close the meeting Jeffrey R. Bergman, Ratio Architects, gave a few words to update the Comprehensive Plan. Bergman explained that Part One of the project was under way and going off quite successfully.
The first workshop for the program went well with a 40-person turn out. There is a second workshop scheduled tonight in the cafeteria of Menominee Elementary.
The workshop will split the audience into four different groups, to receive public input. The four topics: Land use, transportation, housing and neighborhoods, and the downtown area. Bergman is looking for a good turnout so that problems and solutions may be discussed.
