Rezoning amendment clears board
by Mindy Abel,
The City of Nappanee Common Council received a letter of recommendation from the Nappanee Plan Commission for rezoning the well field/soccer complex property and approved the zoning ordinance amendment on the first reading, during their meeting July 15.
The letter of recommendation stated that the Nappanee Plan Commission reviewed the request from the Nappanee Water Utility to change the zoning from R-1 (low density residential) to 0 (open space) for the recently acquired land that was purchased from Mr. Elmer Krou.
The zoning change will allow future development of the land for a well field and soccer complex. The zoning commission passed a favorable recommendation to the council by a vote of 5-0.
A letter of recommendation was also given to the council to replat lots 520 and 521 of Culps Addition filed by B. Doriot & Associates for Fay Thompson, 775 S. Madison St.
The letter stated that the replat will relocate the property line of lots 520 and 521 of Culps Addition to create a buildable lot and would be known as Thompsons Minor Subdivision Lot 1 and Lot 2.
A public hearing was held during the plan commission on July 11, in which they voted 5-0 in favor of the replat with the following conditions: 1) The manufactured home on Lot 2 will remain for the duration of Fay Thompsons life. Upon the death of Fay Thompson the heirs will have six months to remove the manufactured home from Lot 2 at their expense.
2) In the event that the property is sold prior to the death of Fay Thompson, the manufactured home is to be removed immediately upon transfer of the property. 3) The owner of Lot 1 shall bear all cost of City utilities to the property including work performed on the City right-of-way. All cuts made in the street surface will be back filled and flowable fill.
4) The owners of the lots are to obtain all non-city utilities at their expense and provide any necessary easements. 5) Front yard set backs for these lots will be 15 feet off of South Madison St. and 20 feet off of Hudson St. These conditions will be listed on the Plat before it is recorded with the County Record.
The council approved the replat of Lots 520 and 521 of Culps Addition for Fay Thompson.
The salary and elected officials salary ordinances were approved on the second reading and the agreement in lieu of annexation for the Blackstone Subdivision was approved.
Mayor Larry Thompson thanked the fire department, the chamber and all the volunteers for their hard work during the summer celebration event from July 11-13.
